Family Owned Proeprty Management Policies and Procedures

Quality and Affordability

In order to provide quality properties at an affordable price, our property managers must ask you to follow the listed rules and regulations.


THIS IS NOT AN ALL INCONCLUSIVE LIST OF OUR POLICIES AND/OR PROCEDURES

APPLICATIONS

EACH adult 18 and older MUST apply. Application Fee is $75 PER ADULT. We verify employment, credit, and backgrounds. Any information provided during the application process found to be inconsistent with the truth will automatically deem the applicant denied. This includes any discrepancies in residential history. 

APPLICATION PROCESS

VERIFICATION

All applicants must submit to a credit, employment, background, reference, and eviction screening. 

LEASE TERMS

Our typical term is 12-24 months. However, depending on the property this may be negotiable. We also work with insurance providers for hazard impacted clients on short term basis. 

LEASE TERM VIOLATIONS

Any time you are found in violation of your lease term you will receive a notification giving you a right to remedy the issue which, WITH THE EXCEPTION OF RENT PAYMENTS, is typically 14 days . If you have not come into compliance of your lease terms within the advised time limit on your notice we reserve the right to immediately file for evictions. If the violation involves repairs or maintenance issues, to protect the integrity of the property we will take necessary steps to remedy the violation and your account will be charged. Making necessary repairs or maintenance does not remove our right to evict for breach of your lease. Any similar violations subsequent to the initial notice will constitute breach and notice will have been deemed served as of the first notice subjecting you to immediate eviction proceedings. 

RENTERS INSURANCE

Every tenant is required to obtain and carry for the full term of the lease renter's insurance at a minimum liability limit of $300,000. Family Owned Property Management, LLC must be listed as additional insured on all policies. If FOPM receives notification of cancellation FOPM will charge resident’s account a $25 admin charge for investigation and reserves the right to obtain insurance on the Tenant’s behalf for the coverage required.

UTILITIES

Unless otherwise stipulated all utilities included but not limited to: electric, water/sewer, cable and trash are the responsibility of the Tenant.

PEST CONTROL

Any pest issues must be reported to FOPM within 3 days of move in to be addressed immediately. Residents are required to maintain general pest control and are responsible for any and ALL rodents, pests, bees, and the like.

RESIDENT REWARDS PROGRAM

Every property managed with FOPM requires a $100/month Resident Benefits Package that is in ADDITION to monthly rent, pet fees, and utility charges. The RBP includes: HVAC filter monthly delivery, Smart Home Technology, Resident Rewards Program, Credit Reporting/Building, Identity Protection, 24 Hour Maintenance Line, Tenant Portal, Multiple Payment Methods, Vetted Vendors, Preventative Maintenance Inspections, Late/NSF fee waiver, Move in Inspection app, Maintenance bundle, Lock out services, Home buying assistance (up to $1500.00 credit at closing)

ANIMALS

Each of our properties is individually owned with pet policies that vary based on owner preferences, insurance requirements, and HOA restrictions. Most properties are pet-friendly with a maximum of two (2) pets per household. All animals must have proof of current vaccinations from a licensed veterinarian and carry additional liability insurance. We reserve the right to revoke authorization for any animal that causes damage or becomes a danger or nuisance to the property or community.


Family Owned Property Management requires all residents to register their animals through OurPetPolicy.com at no cost to comply with fair housing laws and streamline pet screening. All animals—including pets, service animals, and Emotional Support Animals (ESA)—must have current information on file in our animal management system. Pet-friendly properties require a one-time $275 administration fee per pet and a $25 monthly pet impact charge. These nonrefundable fees help offset the limitations pets may place on future residents with allergies. All fees are waived for properly documented Assistance Animals required because of a disability.


Unauthorized animals—whether belonging to residents or guests—will incur all applicable fees retroactively from the date the animal entered the property. Residents must obtain written authorization from Family Owned Property Management LLC before bringing any animal onto the premises. Violation of this pet policy may result in immediate fees, penalties, and potential lease termination. Register your pet today through our secure online portal to ensure compliance and avoid penalties.

PET SCREENING

QUARTERLY INSPECTIONS

We perform quarterly inspections on all our properties. This is to ensure our clients that their homes are being cared for and make them aware of any preventative maintenance needed for the property. Making quarterly visits to the home helps us to recognize issues when they're small and find more cost effective solutions. This also prevents our tenants from inadvertently not catching something and being charged for damage due to an unreported maintenance issue. Additionally, we check for tenant damage-if we find damage you will be provided a 14 day notice to repair the damage and schedule a re-inspection. If repairs are not made or arranged within the 14 days we will charge you and make all necessary repairs at tenant's expense. Payment is due within 14 days or eviction proceedings are filed for breach of lease. 

SMOKING

No smoking of any kind is ever allowed inside any Family Owned Property Management, LLC home or business. This includes but is not limited to cigarettes, vapors, bongs, pipes, etc. Tenants who violate our NO SMOKING policy will be liable for any costs associated with smoke remediation including but not limited to: primer, paint, floor coverings, popcorn ceiling removal, and HVAC duct cleaning.

HVAC Air Filters

All of our tenants are required to change their HVAC filters every 30 days. This is to ensure quality and longevity of all our systems. If at any point an HVAC issue arises and the technician finds an unchanged filter the service call can be billed to the Tenant for unnecessary wear and tear on the equipment. If any unchanged filter is found during a routine inspection, we will begin filter services and tenant will be billed monthly for a technician to replace the filter as required.

Yard Maintenance

Unless stipulated in the lease, all of our properties' yards are to be maintained solely by the tenant. It is the tenant's responsibility to mow, edge, and blow the entire yard on a regular basis and to conform to HOA rules, where applicable. Furthermore, each tenant is required to regularly prune trees, trim bushes, weed flower beds, and maintain ground covering such as mulch or pine straw. Tenants are required to maintain weeds in the grass. We suggest weed/feed in the spring and fall. Any noncompliance of these terms may result in landscape services retained by FOPM and billed directly to the resident. 

HOA Communities

Many of our properties are governed by HOA CCRs and Rules and Regulations. Every resident is provided a copy of all CCRs and Regulations that govern the property they rent available in their tenant portal. It is the responsibility of each resident to ensure their household and any guests are made aware of all rules and regulations and follow them accordingly. Any violation that is received by FOPM will result in an admin charge to the Resident’s account in addition to any fines/levies placed by the HOA.
