We have a Zillow premier membership. We also list on our website and our social media accounts using scheduled days and times at peak usage. We provide personal showing services even after normal business hours and on the weekends.
We perform an extensive screening of each applicant, based on many aspects that ensure we put only the most qualified tenants in your property.
We build rapport with each of our tenants to ensure that rent is paid on time and if there is ever any life mishaps, we are aware of the situation and work diligently with each tenant to get back on track. We also provide our tenants with multiple payment options so that paying rent is never an inconvenience.
Our lease is drafted by an attorney to meet all federal and state legal requirements and protect your investment. We offer electronic signatures for applicants moving from out of state and leases are automatically uploaded to tenant and owner portals for both to view at anytime. We collect and hold a security deposit in an escrow account. Prior to keys being released each home is inspected together with the tenant to complete a detailed report as to the condition of your property for your review
,Throughout our leasing process we get to know our applicants. Using the personal processes we've established, we get enough information to create each tenant a tailored house-warming basket. We use products and swag from local small business to support the community and introduce our new tenants to their surroundings. This helps strengthen our community, is our way of giving back to, and build a relationship with our tenants that makes them always feel comfortable coming to us with any issues.
We perform routine inspections of the property. This is not only to check for any tenant damage, but also to inform you of any routine maintenance concerns before they become expensive repairs.
We have a 24/7 number for maintenance emergencies. We ask our tenants to make non-emergency requests via their portal for efficiency and record-keeping. We provide in-house maintenance for anything our experienced technicians can handle charged hourly at a reduced industry rate. If a job is too large we have trusted vendors who will bid jobs so we can present quotes for you to review and approve. We handle all supervision of any vendors to ensure the job gets done right!
You'll have access to an owner portal for 24/7 access to your property financials and other important documents. We provide monthly reports that show you how your property is doing. Monthly reports include all income and expenses. Additionally we provide your annual 1099 and year end statement for tax filings AT NO COST TO YOU! You can even make owner contributions for large expenses so your receipts and book-keeping is all in one place! Our clients' accountants love us!
While our eviction rate is under 1%, in the unfortunate event the need for an eviction arises, there is no cost to you! We understand that a need for an eviction already puts a budget strain on your investment opportunities. Therefore, we front all eviction costs. Our in-house legal counsel will handle everything lawfully and efficiently to prevent squatters.
While most our tenants leave the property in a great condition, in the event your property has damage that exceeds the tenant's security deposit we will not stop at reporting the balance to the credit bureaus. We will do what no other management company offers, we will file suit and work diligently to recover all funds. We will front all legal costs and recover only when you do.

We will ensure the home is clean and ready for your arrival for each of your visits. You are here to vacation, let us deal with the clean up when you leave. We will coordinate cleaners before and after your arrivals.
